Adelaide is a city of houses, and when spring storms come through, the roofers who reply first get most of the work. Greater Adelaide had about 1.49 million residents in June 2025, and three in four occupied homes were separate houses at the 2021 Census. South Australia has had several big storm years, including 2016, when a storm took out the state's power and another storm later that year brought golf ball-size hail to parts of Adelaide.
What the Adelaide roofing market looks like
The ABS estimates Greater Adelaide's population at 1,491,015 at 30 June 2025. At the 2021 Census there were 593,881 private dwellings. Of the occupied homes, 75.0% were separate houses, 30.9% were owned outright and 37.1% were owned with a mortgage. The median age was 39.
For roofers, Adelaide's mix looks like this:
- Established inner and middle suburbs such as Prospect, Norwood and Unley, with older homes, character houses and plenty of restoration and re-roofing work.
- The northern suburbs around Salisbury and Elizabeth, with a large stock of older homes that need repairs.
- The north-east (Golden Grove, Modbury, Tea Tree Gully), with established family homes, many now reaching restoration age.
- The south and the coast (Marion, Morphett Vale, Glenelg), where coastal wind and salt add wear.
- The Adelaide Hills (Mount Barker, Stirling), with bigger blocks, more trees and more gutter and storm work.
Adelaide is compact compared with Melbourne or Perth, so a roofer can realistically cover a large part of the metro area. The catch is that customers also have plenty of roofers to choose from.
Storm and hail season in Adelaide
The Bureau of Meteorology describes October to April as Australia's peak severe weather season. Adelaide's recent history shows how damaging spring storms can be:

More than 30,000 claims were lodged across the three states. By January 2017, the Insurance Council reported $272 million in losses, with about two-thirds from South Australia.

Where Adelaide roofers get leads today
Most Adelaide roofing businesses get work from:
- Referrals and repeat customers. A good job on one street often leads to the next one, so a good reputation travels.
- Google search and Maps. Homeowners search for "roof restoration Adelaide" or "roof leak repair near me" and call the businesses with strong reviews and real photos. Our Google Business Profile guide covers the fixes.
- Lead apps such as hipages. Useful in quiet weeks, but shared leads and credits add up. See our hipages cost breakdown.
- Insurance and builder work. Especially after storm events.
Wherever the enquiry starts, the same two leaks show up: calls missed while you're on a roof, and quotes that never get followed up.
